  • Why should I book using this website

    By booking using this website you are dealing directly with the accommodation provider, which gives you more control over your booking.

  • What are your Reception hours?

    As a small lodge, we have limited reception staff ,we do all our check-in process online. If reception is close please dial 0423 774 373 do not worry there is always a staff member in the lodge.


    We do not use keys; all our doors have a keypad and you will use a PIN code to access the building and your room. Your check-in instructions will be sent to you around 1PM on your check-in day.


  • What is the earliest I can Check-in?

    Standard check-in time is 2PM. If you would like to Check-in ahead of time and get an early start on your trip please contact us. You can check-in as early as 11AM.

  • Can I arrive late?

    Yes, you can arrive anytime after 2PM. We do not use keys; all our doors have a keypad and you will use a PIN code to access the building and your room. Your check-in instructions will be sent to you around 1PM and there is always a staff member in the lodge; if you ever need assistance call or text us.

  • Do you have undercover parking?

    There is no on-site parking available at Bayswater Boutique Lodge, however, you have a few options available around the Lodge:


    1) Street parking is available in front of the Lodge on Bayswater Road.  Whilst it is not possible to reserve one of these parking spots, it is usually possible to find a space with a maximum time limit of 2 hours:


    Monday to Friday 8:30 AM and 6 PM

    Saturday 8:30 to 12:30 outside of these hours it is free to park your car. There is additional parking found in the surrounding streets with the same restrictions.


    2) Bayswater Car park 

    33 Bayswater Rd, Potts Point NSW 2011

    Situated 150 meters away from the lodge. It is a secured and private carpark. Prices are changing every day. The limit is: 1.8M


    3) Holliday INN, Potts Point

    203 Victoria Street, Potts Point 2011

    Situated 400 meters away has approximately 120 car spaces available. It is an undercover security car park. The limit is 1.8M. Price range: $40-$80


  • Are your rooms non-smoking?

    Yes, all rooms at Bayswater Boutique Lodge are non-smoking.

  • Do you have a restaurant?

    There are many fabulous eateries in Potts Point within easy walking distance. We actually have 2 very good restaurant just next door!  Enya japanese restaurant & Figo Italian restaurant, there are both excellent and have amazing reviews !

  • What is your Cancellation Policy?

    Cancellations must be made at least 24 hours prior to check in date and time. Cancellations received less than 24 hours, the full amount for the first cancelled night will be charged.

  • How do I guarantee by booking?

    Credit card details are required to secure room booking and a $150 c bond.

  • Security deposit

    We require a security deposit of $150 prior to check-in. The amount will be returned upon check-out if you did not incur any extra expenses during your stay. It is only a hold on your account and It takes a maximum of 3 days to disappear from your bank account. The security deposit is released automatically. It is mandatory to access the lodge.

  • Housekeeping Availability

    Our friendly Housekeeping team are on site daily from 10AM to 4PM. Please note that outside of those hours we will not be able to service your room.


    We are working hard to ensure all communal areas are sanitized daily. 


    Use the door sign do not disturb/please make up my room if you would like your room to be serviced. We service the room after 2PM.


    If your stay exceeds 4 nights a full linen change is provided during your time with us.



  • Do you have Luggage Storage?

    Yes, if you arrive prior to 2PM and your room is not ready, you can leave your bags next to the stairs along the wall in front of the reception door.


    If you need to store your luggage after checking out, you can also leave your bags with us and return them later in the day to collect them.


    Please note that it is not secured storage, we are not responsible for the theft or loss of any belongings.



  • Do you have a lift/elevator?

    No. Access to the two floors of the property is via our main lobby staircase only.  Friendly (…and fit!) team is on-site daily 9AM – 4PM to assist whenever it is possible in the movement of luggage for all our guests, where physically possible.  


    You can also leave some bags next to the stairs if it is too hard to carry.

We offer complimentary luggage storage for guests before check-in or after check-out so you can explore Sydney without having to carry your bags around. Please note that while we will take all reasonable care with your luggage, we are not responsible for any loss or damage. 

Pet-friendly Property

We understand that pets are part of the family, and we are happy to welcome your furry friends at our lodge. Our pet-friendly policy is limited to our terrace room, and we charge an additional fee of $55 per night to cover extra cleaning costs. Please note that we have limited availability for pet-friendly rooms, so it's essential to notify us in advance to ensure we can accommodate you and your furry friend. Also, we kindly ask pet owners to respect our policies regarding pet behavior and cleanliness to ensure a pleasant stay for all guests.
